The ranch is bordered by County Road 9 along the North, and County Road 8 to the South. Over 656 acres are under the Conservation Reserve Program (CRP). The CRP contracts bring a combined annual income of $23,569. There is also a grazing Lease that brings $2300 a year. Please note, if a new owner becomes the successor of the existing CRP contract, they must assume all obligations of the CRP agreement. Very few ranches in this area come on the market with the income and opportunity for recreation. Sellers own a portion of the mineral rights and are negotiable in the sale of the property.
